Overview

Since 1991, I have been doing appraisals on residential, multi-family, condominium, proposed new construction, and complex real estate situations. A "Certified Residential" appraiser is a higher standard of licensing in Oregon and Washington over the basic entry level "Licensed" appraiser. Showing more education and recognized by both of the states as qualified to appraise real estate more complex than a "Licensed" appraiser is allowed to do by law. I am also a licensed real estate broker in the state of Oregon which again shows a depth of education and experience not typical of many other appraisers. I have been hired to, and testified in court as, an expert appraisal witness. Get what you are paying for, a credible opinion of market value.

Before you attempt to order an appraisal with anyone, you must understand that it is research, development, and reporting of an opinion of value that is "The Appraisal." The paper report of all of that is only how the opinion was reported. This is not like buying a car and comparing prices for a "product." You will be paying for a service. If the person you hire does not have the experience, training, skills, and ethics needed to provide you a quality opinion, then your money will be wasted. If your goal is to find the cheapest "appraisal" you can, then ethically I have to recommend you do not hire any appraiser at all. Use an on-line automated valuation model such as house values.com or some other computer generated property value web site.

Costs may possibly be reduced through a "Phased Assignment" process if you have pocket book concerns causing you hesitation in ordering what you may think of as a traditional real estate appraisal. Please feel free to ask me about a Phased Assignment or variations on how appraisal services can be provided.

If you need a commercial property appraised then you need to find a "Certified General" appraiser. Please note I am a "Residential" appraiser, we can do 2 - 4 unit income properties. But not five or more unit apartment complexes.

If you are a prospective borrower for a mortgage loan that will have to be obtained, please know that if you hire any appraiser directly yourself that all lenders will most likely reject the appraisal. Lenders cannot use an appraisal for a loan where the borrower was the appraiser's client. Your lender, mortgage broker, or mortgage banker will need to hire me directly. If your mortgage broker has told you to directly seek out an appraiser yourself, you need a different mortgage broker.

MORTGAGE BROKERS: If you need information due to being unsure if you should spend time taking a loan application and processing, I recommend either a "Desktop Appraisal," or "Raw Neighborhood Sales Data," that I may be able to help you with.
