I have not moved in yet - I move in next month. However, in looking for an affordable, sizable place to live I came across RMS on Craig's List. I have next to no recent rental history, as the economic downturn found me apartment hopping, and even leaving the country for an extended volunteer gig - all hard to verify.

RMS - especially Angie Marchant - worked with me. We filled out the application, she got a recent roommate reference, did all the paperwork within a few hours, submitted me and walked everything through so I was pre-approved on two different places. I saw the first one and it was perfect for me.

I asked intelligent questions during the process and received thorough, intelligent answers. I have since had random questions, which I emailed her - having paid a deposit and not moved in yet - and she got back to me with all my questions answered within a few short hours. She is even arranging for me to return to take measurements for floor planning.

I have to say, it was an easy, respectful process to get a place through RMS. I was concerned that it would be far more difficult to re-establish myself; RMS helped me tremendously towards that goal with very little effort or paperwork.

The complaints I read below seem to come from people who may not have much overall experience renting; i.e., complaints about deposits, cleaning fees, and the like. I have actually managed a building myself and the cleaning and painting costs quoted in one complaint are completely reasonable.

Anyway, we'll see how life goes once I'm in, but thus far I would highly recommend RMS to anyone who cares to do their part in the process, too.

Rental Management Services Rules!. They follow the rules and they are clear to both tenants and owners. What more could you ask of a business that has to answer to everyone. In my opinion they are the best property managers in Portland.

Lesson learned. I bought an investment property years ago and got them to manage it because I didn’t have the time. After the economy made my schedule more open, I took over managing my property myself, cause I never had any problems and thought I could save the management fee for myself so why not. Well, the short story is I lost about $1000 in 2 months by making a couple of honest mistakes. Turns out there are a lot of little rules and not all of them make any sense.

So, I came crawling back and they took me back with no questions. They’ve been managing the house for about 6 months now and I get my check on the 10th just like before and my phone doesn’t ring at midnight because a light switch doesn’t work. RMS is great and I needed to say thanks. Very professional, courteous, good with problems, everything I would want.

Worst Rental Service - Overcharges on Exit/Cleaning Fees. *Edit - 05/16/11* Lowering to 1 star as now that we finally did a walk through with a representative from RMS even though we requested time over again to do a walkthrough BEFORE we gave them the keys but had to hand over keys otherwise they would charge us more. They are taking at least $400 (Paint 1 wall, to clean carpet and clean kitchen, etc) of our $800 deposit for "cleaning". Cleaning a small 700 sq ft apartment DOES NOT cost that much to clean. THIS COMPANY IS A RIP OFF, DO NOT DO BUSINESS WITH THEM.

We lived there for exactly 1 year and moved out as soon as we could ... the only good thing is that the rent was cheap when we moved in. The apartment wasn't even cleaned properly on move in and at our location there was no parking for more than 1 car even though we were told that the space available "is never full". 2 weeks before we turned in our 30 day notice we got a letter from them saying that rent would be increased immediately after our contract ended. Once our 30 day notice was submitted, they posted the apartment online with incorrect pictures of both the bathroom and kitchen at almost $100 higher than what we paid per month with "no pets". We moved in with pets and a pet deposit, but now they didn't want pets. They also won't allow you to go through the move out walkthrough with them which is really shady because they told me directly that they can't coordinate walkthroughs because of all their properties. Hello?! Really? That's what SCHEDULING is for especially with you have a guy show the apartments on days their office isn't open. I don't know ... definitely wasn't impressed and won't rent from them again. Would've given it a 1 star, but decided to give a 2 because it was a place to live in for a year and they only came by 1 time for the 6 month check on the apartment.

Extremely unprofessional. I saw their ad on Craigslist and called. Four out of five times I called, I got the answering service. Apparently, even when they are supposed open during normal business hours, they don't answer calls by themselves. Finally I made an appointment with them and was told that I should meet with some guy in front of the property. They didn't even bother to give me a contact phone number for the said guy (I had to call, again, to get that number).

On the day of the viewing, the guy showed up on time, but guess what, he took the wrong keys! After fumbling for 5 minutes, he admitted that he got the wrong keys and promised to call me the next day to arrange another viewing.

After that, in true flaky style, they never called me back. Not because they immediately found another renter. A week after the first viewing (or non-viewing), they are still advertising the same unit on CL. The funny thing is, I could have been the perfect renter (very high credit score, quiet, clean, responsible, have a stable job, can afford the rent), if only they had called me back. Me? After all those annoyances, just gave up. I can't foresee myself dealing with these people AFTER I move in when I am in need of maintenance assistance.

Great property management is extremely rare anywhere, but this company is on the top of the "unprofessional" list. Beware!
